1. Design for the actual climate of the plot

Sun, wind, views, slope, vegetation and proximity to the sea change between plots. A climate study helps locate rooms and spaces to take advantage of light and breeze without turning the living room into a greenhouse.

East and west receive low sun that is difficult to block; the south admits horizontal protection; the north offers stable light. These are principles that must be adjusted to shadows, topography and use.

2. Design shade before air conditioning

Eaves, porches, pergolas, slats and vegetation reduce radiation before passing through the glass. Its geometry should protect in summer without unnecessarily darkening in winter.

A covered terrace needs depth for furniture and circulation, comfortable height, rain protection and a clear connection with the kitchen, living room and pool.

3. Large glazing with real performance

The gap balances solar factor, transmittance, frames, tightness and ventilation. More glass can increase thermal loads, reflections, loss of privacy and consumption.

Large slides require checking weight, rails, drainage, maintenance and tolerances, in addition to the marine environment, wind, safety and spare parts.

4. Continuous elevation without risk of water

Aligning pavements creates continuity, but the meeting is delicate. Slopes, gutters, waterproofing, overflows and thresholds are resolved together.

The exterior finish needs slip and weather resistance. It can share aesthetics with the interior without using exactly the same finish.

5. Cross ventilation and layered comfort

Strategically spaced openings promote cross ventilation when the exterior allows it. High openings, patios and stairs help evacuate hot air considering safety and mosquitoes.

Annual comfort combines shade, insulation, solar control, ventilation, fans and zoned climate control; Depending on a single system worsens consumption and experience.

6. Pool and landscape as climate infrastructure

Trees, permeable surfaces and planting provide shade, filter views and soften the microclimate. They are chosen for water, roots, wind, salinity and maintenance, not just the initial photo.

The pool is coordinated with routes, security, orientation, technical room, water level and reflections, providing for shower, storage and service route.

7. Cooking, eating and entertaining outside

An outdoor kitchen needs shade, ventilation, sturdy surfaces, water, electricity, storage, and reasonable proximity to the interior. Smoke should not be directed towards bedrooms, neighbors or open spaces.

Layered lighting creates depth without glare. Sound, privacy and schedules are also part of residential design.

8. Design to age well by the sea

UV, salinity, humidity, chlorine and irrigation accelerate wear. Hardware, aluminum, stone, wood, textiles and lighting are specified according to exposure and expected care.

The project allows cleaning rails, gutters, glass, filters and equipment without complex disassembly. A detail that is impossible to maintain soon stops being elegant.
